Identify what is behind the finish
Traditional stucco, exterior insulation and finish systems (EIFS), and other rendered assemblies can look similar from a distance. Determine the actual wall system from available records and an appropriate investigation. Do not diagnose the whole assembly from texture alone.
Record the return depth, finish condition, sealant joint, sill shape and any retained metal frame. Look for cracking, staining, softness or movement that may require investigation. Concealed moisture damage can change a replacement from a retained-frame job to a repair project.
A retained-frame retrofit
For a permitted flush-fin or Z-bar method, establish the approved retained-frame boundary and the new frame’s clear space. Check flange width and its contact with the intended exterior surface. Record interruptions from uneven stucco, recesses, projecting trim or old sealant.
The return may be large enough for the frame but unsuitable for the required flange contact. Conversely, the cover flange may appear generous while the pocket behind it is too shallow. Verify both dimensions on a cross-section.
Do not assume every flush-flange product uses the same retained-frame method. Some manufacturer details use other prepared surrounds. Read the named application before treating the flange as proof of how the old window should be removed.
Full removal through a finished return
If the old frame must come out, define whether the stucco/EIFS is removed or retained, how the rough opening is repaired, and how the new window connects to the wall’s water-management layers. A flush-flange appearance can conceal very different installation details.
For EIFS, coordinate the work with the system’s approved details and a contractor familiar with that system. The window size, return modification, insulation thickness, sealant joint and drainage provisions need to work together. Do not substitute a generic bead of caulk for that design.
Confirm the amount of finish disturbance before promising the customer a trim-free exterior. The site survey should identify where a sound attachment or water-management connection cannot be reached.
What belongs on the measuring sheet
- Known wall system and the source of that identification.
- Retained frame or prepared opening, with all limiting projections.
- Return width, height and depth at the actual contact plane.
- New frame depth, flange dimensions and required contact surface.
- Approved sealing, flashing and drainage detail.
- Cracks, damage, concealed uncertainties and planned restoration.
